American Society of Testing Materials (ASTM) 2018-08 is the referenced standard for property condition assessments. It is an outline of how a PCA shall be conducted, from the walk through survey to the review. It states the qualifications in which the consultant and reviewer must possess to legally conduct a PCA.

What is the home inspector looking for?
The home inspector assigned to your home will look for major and minor defects. A home inspection will include the evaluation of all structural, mechanical, electrical, and plumbing systems; however the inspection is not limited to just these systems. Grounds, roofing, and verification of proper energy efficiency will be inspected.
